The wear and tear of a house can be overlooked while living our best-busy lives, but these become obvious when we try to get our house ready to sell. One of the most important things is to get a professional to look at it and provide some advice. A #Realtor is detrimental from the beginning of the process. They can advise, as outsiders, on what can be changed and brought up to date. Here I will give you some easy, helpful tips on what you can do to prepare your house without spending a lot of money. However, it would help if you put in the work and imagination to make it happen.
Decluttering will provide space, and your rooms will appear larger than they are. You don't want people tripping over things while looking at your house, so look through your precious memories, see what you can donate, pass to family members and put what you want to keep in a storage unit.
Bring life to all rooms with fresh paint where needed and paint trim and doors to lighten them up. Also, don't forget to dust your fans and clean all glass windows and doors, especially if you have kids and pets.
It would be best if you replaced any broken tile from the shower, and before leaving for a showing, double-check that the bathrooms are clean and have a fresh smell.
As stated above, you want to make rooms appear more extensive and illuminated. Changing light bulbs and opening the blinds will help with that. Check that all leaky faucets are replaced in the bathrooms and kitchen. Remember to maintain your landscape and the entryways clear.
Organize and clean your garage, ensure the door and remotes work correctly, and clean the gutters and exterior walls. A good pressure wash will make a huge difference.
Restore the floors and clean the carpet for a pristine look and a fresh smell.
Assure that both kitchen and bathroom cabinets are in good condition; tighten the hinges or change them. If the paint is chipping off, paint them.
At the end of the hard work, you will be proud of yourself for doing it, and on the plus side, those simple touch-ups are helpful in inspections. Still, suppose you have an additional budget for upgrades. In that case, I will recommend changing carpet and flooring where needed, getting some shiny appliances for the kitchen and changing cabinets and counters, updating ceiling fans throughout the house to provide a newer look all around the rooms, etc. All of this must be thought out and calculated. It depends on how you want to handle your sell. You can go for the little touch-ups if you want to sell it as an investment property. But, if you are trying to sell it to get top dollar, it is recommended to spend extra on repairs and obtain a home inspection before putting it on the market, which will help your home get more attention.
